- Do you take on replacement dwellings within the green belt or AONB?
- Yes — and the planning strategy is something we engage with from day one. The comparable-size test, materials, mass and landscape integration are addressed before the design is fixed.
- What is a realistic build duration for a new-build family home?
- From ground-breaking to handover, a 450–650 sqm new build typically takes 14–22 months on site, with a 4–6 month design and planning lead-in. We programme transparently from week one.
- Do you work with our chosen architect?
- Routinely. We act as either the design-and-build contractor or the master contractor working alongside your architect. Either model receives the same level of attention.
- Are new builds VAT-free?
- New dwellings are zero-rated for VAT, which materially affects the total cost compared to a comparable renovation. We model both routes during feasibility.
