    Week 0 · Complimentary

    A private, no-obligation site visit with Nicholas Bird, our founder. We walk your home, listen to what you actually want from it, take measurements, and leave with a clear written brief. No sales pitch, no pressure — a conversation between equals.

  2. 02
    Weeks 1–3

    Feasibility & Budget

    Before a single drawing is paid for, we'll tell you honestly whether your brief and your budget are aligned. We model the project against comparable schemes we've completed in your postcode, flag planning sensitivities early, and present three realistic specification tiers so you can shape the scope yourself.

  3. 03
    Weeks 3–14

    Design Collaboration

    We work hand-in-glove with your architect — or recommend a Buckinghamshire practice we trust. Where you'd prefer a single design-and-build contract, we hold the architect's appointment ourselves. Either way, structural engineering, M&E coordination, Planning and Building Control are managed in-house.

  4. 04
    Weeks 12–16

    Pre-Construction

    Fixed-price tender returned with itemised pricing — no provisional sums hiding contingency, no day-rates. We confirm long-lead items, agree the build programme to the week, finalise the stage-payment schedule and sign a JCT contract suited to the value and risk of your project.

  5. 05
    Typically 8 weeks – 14 months

    Build

    Hoarding, dust screens and welfare on day one. A single site manager on site every day your project is open. Weekly written client reports with site photos, programme position and the look-ahead. Architects receive parallel QS reports. Variations are priced and signed before they happen — never after.

  6. 06
    Final week + 10 years

    Handover & Aftercare

    Detailed snag, then a clean handover with a full O&M archive: as-built drawings, all certificates, appliance manuals, paint codes, the supplier directory. A 90-day soft-landing period for any settlement issues, followed by our written 10-year workmanship guarantee. A phone number that still answers in year five.
