Considered questions, plainly answered.
- How long does a luxury basement take to build?
- A single-level basement under an existing home typically runs 9–14 months. Larger schemes with pool and cinema can extend to 18 months depending on access and site conditions.
- Do I need planning permission for a basement?
- Permitted development can cover modest basements with no lightwell or external alteration, but most luxury basements require full planning consent, a basement impact assessment and party wall awards. We handle the full process.
- How is waterproofing guaranteed long-term?
- We combine integral concrete protection (Type A) with cavity drainage (Type C), feed groundwater to a twin-pump sump with battery backup, and provide a permanent dehumidification strategy. Each system is independently inspected.
- Can a basement be added to a listed building?
- Sometimes. The structural and heritage case must be made carefully and is highly property-specific. We are happy to give an honest opinion at feasibility.
